Salvador Gallardo is an example of achieving success when life is not in your favor. He didn’t have a mentor, connections, capital, or an existing network.

What the Military Actually Taught Him

Salvador didn't join the Navy because he had a calling. His sister was already in, stationed in Spain, and made it sound like an adventure.

However, the reality was less glamorous. He was living on a $1,400-a-month paycheck in California. It was tough but the military taught him something far more important.

"One of the best things it taught me was discipline. You had to get things done — you couldn't procrastinate or let things drag out. Once you were told to do something, you did it right then."

The military provided another contrasting experience. People in the military never thought outside the box and Salvador was surrounded by all such people. That “boxed” feeling gave him the ambition to build something of his own.

Those two lessons were the exact tools that he used to accelerate his real estate investing business.

Cold Calling and His First Deal

After the Navy, Salvador tried college (it didn't stick), then took a construction job doing rope access work—hanging 50 to 100 feet in the air on job sites.

It was an exhausting daily grind with nothing to show for it. At that point, he started researching wholesaling. He quit the construction job and focused fully on wholesaling.

He experimented with cold calling after pulling a list in Phoenix, Arizona. He kept trying for three months before selling his first deal.

"The hardest part is not quitting. That is by far the hardest part. It might take three months, six months, or two years—but if you stick to it, I guarantee you'll close at least one deal in your lifetime. There's no way around it."

His first deal was profitable. It was a four-bed, two-bath property needing about $45,000 in repairs. Salvador offered around $280,000 against an ARV of $450,000 and walked away with $15,000.

How to Find Deals in a Market with No Network

Salvador Gallardo believes that Facebook is the best free real estate tool out there. There is so much information available at no cost.

He joined all real estate groups relevant to Phoenix, Arizona, and posted the deal at least once a day until someone showed interest.

Most wholesalers are looking for something sophisticated and entirely ignore freely available tools such as Facebook.

What Separates a Deal From a Dead End

Once Salvador gets a seller on the phone, his process is stripped down to two questions, in this order:

  1. Confirm ownership first. He doesn't want to spend time building rapport with someone who isn't actually authorized to sell.
  2. Gauge real motivation immediately. If someone isn't genuinely motivated, you can waste 30-60 minutes without getting anywhere.

"Most people think you have to be a salesperson, but honestly, what's worked best for me is just being friendly and becoming their friend. Build that trust, and then they'll say just about anything, because now they trust you."

The Biggest Mistake Made by New Wholesalers

“Most new wholesalers are not making offers. If you're not sending out offers weekly or daily, you're not going to make any money. It's plain and simple."

Salvador himself checks marketing performance, reviews the pipeline, and focuses on disposition.

Salvador and his team do the most deals in Cleveland, Phoenix, Houston, and Dallas. 50%-60% of his deals come straight from follow-ups and not from the first conversation.

His team has automated follow-up communication using AI-driven texting and calling, which is integrated right into the CRM.

If You Only Have $5,000 (Or $100,000)

We asked Salvador Gallardo how he would begin his journey if he had a limited budget of $5,000 or $100,000.

  • With $5,000: Skip cold calling and SMS blasting. Put it straight into pay-per-lead from a reputable provider. Salvador says his own return during his PPL phase averaged roughly $10,000 back for every $1,000 spent.
  • With $100,000: Build a real team — acquisition managers, a transaction coordinator, a dispo manager — and run PPC campaigns, which he considers one of the strongest lead sources available today because of the lead quality. At that scale, he says, "you almost wouldn't need to be hands-on at all."
