Be prepared to experience streaks of high-quality leads as well as periods when leads need more effort to close. Consistent follow-up and nurturing will be crucial in turning these leads into successful deals. Adapting to market condition with different acquisition and exit strategies is also crucial as what is working now might stop working in the future.

At MotivatedSellers.com, we'll gladly absorb the cost of leads that don’t meet our criteria including duplicate leads, spam leads, trailer-style mobile homes, vacant land leads, MLS-listed properties and many more. While we do our best to provide high-quality leads, there are no guarantees that every lead will convert into a sale. This is the nature of leads, some sellers will be more motivated than other, and many factors outside of our control can influence a seller’s decision to sell.

It’s important you understand that some invalid or spam leads might slip through from time to time, despite our best efforts. While we use advanced filtering technology to minimize this, we cannot fully control what people enter into our forms. If you do encounter an invalid lead, please don’t get frustrated—simply dispute it through the system, and we’ll handle it promptly. We aim to resolve disputes as quickly as possible, but in more complicated cases, the process may take up to 7 days.

We perform real-time verifications for leads to screen out unqualified submissions, but we do not manually vet each one. This allows us to deliver leads quickly, giving you the speed-to-lead advantage. Speed is critical in real estate, which is why we prioritize rapid delivery over manual vetting. However, if any lead doesn’t meet our standards (as spelled out in our return policy), we encourage you to use our dispute process.

We don't ask any deposits to get started but we will charge you credit card as leads come in. Some of the leads you receive will be disputable and you may not like that we have charged your account for an invalid lead. We do this to ensure credit cards work and to protect ourselves from fraud. Rest assured that if you receive a lead that falls under out return policy, we will issue a credit to your account which will be used to pay for a replacement lead. It’s also important to set a budget that you are comfortable with. Success with our leads depends not just on the quality of the leads but also on your ability to establish rapport with sellers, offer compelling solutions, and follow up persistently.

Our marketing team, composed of seasoned experts, works diligently to drive high-intent leads to you. As creatives become stale and stop working, our team are continuously coming up with new ads and angles so you don't have to. We invest heavily in advertising across multiple channels to attract motivated sellers. That said, market conditions, seasonality, and other external factors can sometimes affect the number and quality of leads, which is something to keep in mind as you plan your business strategy. The real estate market varies greatly by region, and the performance of leads may differ depending on the specific market you operate in.

Another point to note is that the leads we provide are exclusive to you, meaning we don’t share them with other investors using our platform. However, sellers sometimes enter their information on more than one website, so you could receive the same lead from other sources. Acting quickly and building rapport with the seller will help you gain an edge in these situations.
