Leads Are Opportunities, Not Guaranteed Deals

  • We generate leads from motivated sellers, but not every seller will be ready to sell immediately.
  • Having more than one exit strategy is essential to succeed with real estate leads.
  • Giving the seller options can help. Can you list on the MLS? Can you share on the profit? Creative financing?
  • Some leads may convert quickly, while others may require follow-up and negotiation.
  • Success depends on persistence, skill, market conditions and some luck.
  • While we allow you to return some invalid leads, not all leads you end up paying for will lead to a deal.
  • Generating leads is expensive for all parties involved, including us.
  • Results Vary: Some investors close deals on their first lead, while others may not close at all. We understand that outcomes can differ, but we ask that you remain professional and refrain from frustration or threats if the leads do not work for you.

Invest in Systems and Processes

  • Invest in a robust CRM to stay organized, skip trace leads, and automate your outreach with well-crafted drip campaigns over time.
  • Make sure you contact leads as soon as possible during day time hours. During late night hours, consider sending a text message as to not disturb a seller that might be awake in bed next to their sleeping spouse.
  • Regularly check that you phone number's caller id is not being flagged as "Spam Likely" by carriers.
  • If you send a high volume of text messages, ensure they comply with carrier regulations to avoid being filtered or blocked.
  • Ensure that you or the person making calls sounds friendly, professional, and speaks in a clear, neutral-sounding English accent. Use a high-quality microphone for the best audio clarity.
  • Treat all sellers with courtesy and professionalism. We have a zero-tolerance policy for abusive behavior.
  • Stay out of trouble: If a seller replies with "STOP" or a similar request, immediately cease all SMS and automated communications with them. Continuing to contact them could result in TCPA violation lawsuits. Always respect opt-out requests to stay compliant and avoid legal trouble.

Success Requires Effort & Follow-Up

  • Consistent follow-up and strong communication increase your chances of closing deals.
  • You should have a robust CRM that can engage leads through drip campaigns including Email, SMS, RVM and even regular mail.
  • Be prepared for ups and downs—some periods will have highly motivated sellers, while others may require more work to convert.
  • Market conditions change, so adapting your acquisition and exit strategies is key.

Lead Quality and Dispute Process

  • We run different types of marketing campaigns including Google Search, Bing and Yahoo, Youtube, Social Media and more.
  • Some campaigns types will not generate results when bid prices are too low. For example, Google Search will not produce results in a competitive market if the bid is set too low.
  • The most effective marketing placements are also usually the most expensive ones.
  • We absorb the cost of invalid leads, including duplicates, spam, MLS-listed properties, vacant land, and more.
  • Our return policy is here to help you, but please try to keep a reasonable dispute rate.
  • If you can work with a lead that came in through a wholesaler, MLS listed or land, do not dispute it.
  • Not all dispute reason count toward your dispute rate.
  • Some invalid or spam leads may slip through despite our filtering. Simply dispute them, and we’ll handle it.
  • Dispute resolutions are typically quick, but complex cases can take up to 7 days.
  • We do not filter out MLS listed, mobile home and land leads as we know there are some great opportunities for investors that know how to work with them.

Real-Time Verification & Speed-to-Lead Advantage

  • We perform basic real-time verification to filter out obvious junk leads.
  • However, we do not manually vet each lead before sending it to you.
  • This ensures fast delivery, giving you the best chance to reach the seller before your competitors.
  • If our system detects a lead that seems suspicious, we will verify the lead manually before assigning it to an investor.Your
  • Your CRM should be able to skip trace leads. If you find the phone number is incorrect, or the address does not belong to the seller, please attempt to contact the lead before disputing.

Payments and Budgeting

  • No deposit is required, but your card will be charged as leads come in.
  • If you dispute an invalid lead and it qualifies under our return policy, we’ll credit your account for a replacement lead.
  • Set a budget you’re comfortable with.

Market Conditions & Advertising Efforts

  • We invest heavily in marketing and continuously optimize our ad campaigns.
  • External factors like seasonality and market shifts may impact lead volume and quality.
  • Real estate markets vary—leads in different regions may perform differently.
  • Different campaign types generate leads at different times of the day. For example, Google search works well during business hours, while YouTube TV generate most leads early in the morning or late at night.

Leads Are Exclusive, But Sellers May Shop Around

  • Leads you purchase are exclusive to you on our platform.
  • However, some sellers may submit their information to multiple websites, so you may see the same lead from other sources.
  • Speed and relationship-building will help you stand out.
